Post-Construction Cleaning for New Builds & Major Construction

We can step into a residential build at more than one stage: a preliminary construction clean that resets an active site before final painting, a detailed final clean before handover and move-in, or both.

In either form, choose After Renovation / Post-Construction and tell us in the notes whether you need a preliminary clean, a final clean or both.

Your contractor can prepare the site first, or we can take on much of that cleanup as part of the scope. The condition changes the labour plan, not whether we can help.

  • Insured & bonded
  • Background-checked team
  • Owner-led scope review
  • Billed by approved labour hours

Where is your project right now?

Pick the stage you are at. All three start with the same estimate request.

Where we fit into your build

Two Ways In: Before the Finishing Work, After It, or Both

Most residential builds follow this order. You can bring us in at the final clean, or earlier to reset the site before the finishing trades, and then again at the end.

  1. Stage 1

    Construction and major work

    Your builder and trades

Framing, drywall, installation and the heavy work. Dust and material build up.

    Next: Preliminary construction clean

  2. Stage 2

Optional — Maria Team can do this

    Preliminary construction clean

    Maria Team

Protection lifted where scoped, loose material gathered and consolidated on site, dust vacuumed and rooms reset.

Next: Final paint, finishing and touch-ups

  3. Stage 3

    Final paint, finishing and touch-ups

    Your trades

Painting, trim, fixtures and touch-ups go into a clean space. Some fresh dust settles again.

    Next: Final post-construction clean

  4. Stage 4

    Final post-construction clean

    Maria Team

Fine dust high to low, then the windows, cabinets, residue, fixtures and floors in your scope, floors last.

    Next: Handover, furniture and move-in

  5. Stage 5

    Handover, furniture and move-in

    You

Walkthrough, photos, deliveries and keys, in a clean home.

  • Final clean only: Your contractor handles the cleanup; we come in at stage 4.
  • Preliminary clean: We reset the site at stage 2, before the finishing trades.
  • Two-stage plan: We do both: stage 2 now, stage 4 after the finishing work.

Stage 2 · Optional

Need Us Before the Final Clean? Start With a Preliminary Construction Clean

When the main work is mostly done but the site is not ready for the finishing trades, we can reset it: coverings lifted where scoped, loose material gathered and consolidated on site, dust vacuumed and rooms cleared, so final painting or finishing starts in a clean space. Then we can come back for the detailed final clean.

When clients book it

  • The main construction is mostly done
  • Final painting or finishing work is next
  • Floor protection is still down
  • Rooms hold construction dust and loose material
  • Coverings, tape and labels are still on surfaces
  • You want the site reset before the next trade comes in
  • The project has become a lot to manage, and you want it back under control

What it may include, where scoped

We agree the list with you before the visit. Nothing is assumed.

  • Lifting temporary floor coverings and protection, and rolling, folding or cutting them where practical
  • Gathering loose packaging and suitable light leftover material
  • Bagging ordinary loose cleanup waste
  • Consolidating it where you tell us on site: the garage, outside or another spot you choose
  • Removing accessible tape, labels and temporary protection where material-safe
  • Dry-vacuuming construction dust, including edges, corners and accessible ledges
  • Resetting floors and rooms so final painting or finishing starts in a clean space

Not part of standard cleaning

We clean up the site. We are not a demolition or waste-removal company.

  • Demolition
  • Heavy building waste or large items
  • Hazardous material
  • Off-site hauling, dump runs or disposal

Everything in a preliminary clean is agreed in your confirmed scope before the visit, including which protection comes up now and which should stay down for the next trade.

Stage 4 · The detailed stage

The Final Post-Construction Clean, Before Handover and Move-In

Once construction and finishing work are substantially complete, the final clean takes the house from finished to ready: before the walkthrough, listing photos, furniture or the first night in. What it covers depends on the scope you choose.

Your choice

Did the Contractor Prepare the Site, or Should We?

Some builders leave a site almost ready for the final clean. Others leave protection, tape, packaging and dust behind. We can work with either condition: the difference is the labour plan.

Contractor prepared the site

  • Coverings and protection already lifted
  • Loose materials and packaging cleared
  • The site is ready for the detailed clean

Fewer preliminary labour hours

Maria Team handles the preliminary cleanup

  • Coverings and protection still down
  • Tape, labels and loose material still on site
  • Maria Team scopes the removal and on-site consolidation

The extra labour is added to the plan

Neither is the wrong choice. It is a different scope, and so a different number of labour hours.

Did the contractor leave more behind than expected?

That does not mean we cannot take the project. It means we need to see the condition and scope the extra labour.

  • Tape everywhere
  • Coverings still installed
  • Stickers and labels
  • Bags and packaging
  • Plaster and compound
  • Adhesive
  • Dust on every surface
  • Residue on new finishes

Where can you save?

You can lower the cleaning labour by:

  • Clear loose material yourself
  • Lift the coverings yourself
  • Ask your contractor to leave the site organized
  • Make access easy: keys, parking, elevator booking

Or have us handle any of it. Neither is required.

If your contractor bills skilled-trade time for cleanup, it may be more economical to have a professional cleaning crew handle the cleanup stage instead. Compare the labour rates and the scope: somebody has to do the work.

Condition → labour

What Adds Labour Time?

Square footage sets the starting point. What the site looks like decides the rest.

None of these disqualifies a project. Each one changes the labour plan: we scope it and add the labour needed.

The method

How We Remove Construction Dust: Dry First, High to Low

Fine construction dust is lighter and finer than household dust. Wipe it wet too early and it turns into a paste that smears across new finishes and dries as haze. The order matters as much as the effort.

  1. 1

    Assess

We check the surfaces, labels, tape and residue, and note what can come off safely.

  2. 2

    Dry extraction, high to low

Fine dust is vacuumed dry from high ledges, trim, shelves, accessible vents, baseboards and corners before any damp cloth touches a surface. Window tracks and cabinet interiors are included when they are in your scope.

  3. 3

    Detail without smearing

Microfiber with clean-cloth rotation lifts dust instead of spreading it into haze.

  4. 4

Wet clean after the dry pass

Damp and wet cleaning starts only once the bulk of the fine dust is out.

  5. 5

    Floors last

Floors are finished after everything above them, so falling dust does not land on a clean floor.

  6. 6

    Extra passes where needed

Premium adds extra detail passes, steam where the surface suits it and a final quality check pass. On Standard, repeat passes are added to the plan where the condition requires them.

Why fine dust comes back

The finest construction dust stays in the air long after it is disturbed and settles again slowly, and a running furnace or ventilation system keeps moving it around. That is why floors are done last and why a second pass is sometimes needed. If duct cleaning is planned, have it done before the final clean.

Equipment we bring, matched to the job

  • Professional vacuums
  • HEPA or dust-control filtration where available and appropriate, confirmed during scoping
  • Microfiber cloths and pads, rotated clean, in a colour-coded system
  • Professional floor-cleaning tools
  • Steam equipment only where the surface is suitable
  • Carpet extraction with our Kärcher Puzzi 10/1, only where carpet or rugs are in the scope

We do not promise one machine or brand for every project. The setup follows the scope and the surfaces.

New Windows, Labels, Tape and Protective Film

New windows, tubs, appliances, fixtures and frames often arrive with factory film or manufacturer labels still on. The trades add their own: painter’s and masking tape, stickers, adhesive, silicone, compound and grout residue.

Careful work, not a quick wipe

Film, sticker, tape and residue removal is by-request work: slow, manual, and able to change the labour plan materially. Some of it comes off safely. Some cannot be forced without scratching or clouding a brand-new finish.

  • We look at the material and the residue before choosing a method.
  • We use material-safe products and tools, and no aggressive scraping.
  • We do not guarantee complete removal before we have inspected the surface.
  • If something cannot come off safely, we tell you instead of risking the finish.

Windows and tracks

Each interior window
20 min
Each set of tracks
15 min

Window sills and ledges are part of the general dust removal. Interior glass, tracks and detailed frames are planned per window when you add them, and screens are cleaned only where they can be removed and reinstalled safely. New tracks are vacuumed dry before any wet detailing.

Floor protection

Protection Lifted, Protection Still Down, or Never Protected?

Protection keeps plaster, paint, adhesive, grit, footprints and construction dust from bonding to or damaging the flooring. Whether it is still down, and who lifts it, decides where the floor labour goes.

  • Protected, and the protection is already up

Your contractor lifted it before we arrive. Floors usually need detailed vacuuming, edges and corners, and a suitable wet clean, plus spot work where tape or adhesive held the protection down.

    Preliminary labourNone
    Final floor labourLower

    Usually the lowest floor labour

  • Protected, and we lift the protection

Lifting, rolling, folding or cutting the coverings where practical, and consolidating them on site, is preliminary labour. The floor underneath tends to need less restoration in the final clean.

    Preliminary labourAdded
    Final floor labourOften lower

Extra preliminary labour, often an easier final clean

  • The floors were not protected

Grit, embedded dust, plaster, paint, adhesive and footprints may have bonded to the floor. Expect several vacuum and wet passes plus spot detailing: one floor pass can become two or three.

    Preliminary labourNone
    Final floor labourHigher

    Potentially much more final-clean labour

Hardwood, engineered wood, laminate, vinyl, tile and stone each get products and tools chosen for them, and steam is used only where the surface allows it. Paint, adhesive or plaster in carpet may need a flooring specialist.

Labour planning

How Post-Construction Cleaning Is Priced

There is no flat project price. Post-construction cleaning is billed by approved labour hours, at the same rate as our After Renovation service, because two houses of the same size can differ by many hours.

The rate

$55

per labour hour, per cleaner, plus HST (13%)

Standard and Premium are billed at the same hourly rate. Premium takes more labour hours because it covers more.

A labour hour

One labour hour is one cleaner working for one hour. 3 cleaners for 4 hours on site is 12 labour hours.

A larger team finishes sooner without changing the hourly rate. You pay for the approved labour, not for a bigger crew.

Where the calculator starts

Standard planning minimums by size for an After Renovation booking, before any add-ons. New builds often need more: windows, tracks, cabinet interiors, film and residue are planned on top. A preliminary clean is scoped from the condition on site, so photos help. These are not quotes.

  • Under 1,200 sq ft

3 cleaners × about 3 hours on site

    9 labour hours

    $495 before HST

  • 1,200–2,500 sq ft

3 cleaners × about 4 hours on site

    12 labour hours

    $660 before HST

  • 2,500–3,500 sq ft

3 cleaners × about 5.5–7 hours on site

    18 labour hours

    $990 before HST

  • 3,500+ sq ft

4 cleaners × about 5.5–7.5 hours on site

    24 labour hours

    $1,320 before HST

Same size, different scope

An illustration built from our calculator’s own add-on times. Your scope, and the labour actually approved, decide the real number.

House A

Mainly dust, floors protected, no extras. It is planned from the base plan for its size and rooms.

House B: same size and rooms, plus

  • 12 interior windows4 h
  • 12 sets of window tracks3 h
  • Inside cabinets and drawers2 h
  • Specialized residue recovery2 h

Adds about 11 labour hours, about $605 before HST, to the same base plan.

How our calculator plans common new-build extras

Labour time per item, as the price calculator plans it. The final time follows the approved scope.

  • Interior windows20 min each
  • Window tracks / rails15 min each
  • Screens (we remove + clean + reinstall)20 min each

Only where screens can be removed and reinstalled safely.

  • Inside cabinets / drawers bundle2 h

Please empty the cabinets and drawers first.

  • Heavy / specialized residue recovery (paint, adhesive, heavier post-renovation residue beyond standard)2 h
  • Leftover construction materials / heavy debris handling1 h 30 min

Labour only. We do not remove construction waste or hazardous material.

How billing works

  • Your online estimate is a planning range, not a fixed price.
  • The final amount follows the actual approved labour time.
  • If the work takes less time, you pay for less.
  • If the site needs substantially more time than planned, we talk to you before continuing beyond the agreed range.
  • A larger team finishes sooner. It does not raise the hourly rate.
  • A two-stage plan is two visits, each scoped and billed by its own approved labour hours.

For how labour hours, team size and add-ons turn into a final bill, read how much house cleaning costs.

Send Site Photos or a Walkthrough Video

It is the quickest way to a tighter labour plan, especially if protection or material is still on site. Phone photos are fine: we need to see the condition, not a portfolio.

What to show us

  • Floors on every level, and any protection still down
  • Loose material and packaging, and where it could go on site
  • Windows: glass, frames, tracks, labels and film
  • Kitchen: cabinets inside and out, counters and appliances
  • Bathrooms: tubs and showers, tile and grout, fixtures and vanities
  • Any tape, stickers, paint, plaster, grout or adhesive
  • Stairs, railings, high ledges and open-to-above areas

How to send them

Send photos or a walkthrough video after you submit your request. Email or contact us and we’ll tell you the easiest way to send the files.

Email: Order@mariacleaning.ca. A short walkthrough video of each level is often enough.

Post-Construction Cleaning: Frequently Asked Questions

What is post-construction cleaning?

It is the cleaning that takes a new or rebuilt home from construction site to move-in ready, also called after-construction cleaning or a builder final clean. We can do it in two stages: a preliminary construction clean that resets an active site before final painting or finishing, and a detailed final clean before handover, furniture and move-in. You can book either one, or both.

What is a preliminary construction clean?

A site reset while the project is still active, usually before final painting or finishing. Depending on the scope we agree, it may include lifting temporary floor coverings, gathering and bagging loose packaging and light leftover material, consolidating it where you tell us on site, removing accessible tape and labels where material-safe, and vacuuming construction dust so the next trade starts in a clean space. It is not demolition, heavy-waste removal, hazardous-material handling or off-site disposal.

Can you clean up what the contractor left behind?

Yes, depending on the material and the amount. We can scope lifting temporary coverings, collecting and bagging suitable loose material, consolidating it in a spot you choose on site, removing tape, labels and film where material-safe, and construction-dust cleanup. Demolition debris, heavy building waste, hazardous material and off-site hauling or dump runs are not standard cleaning. If a lot of material remains, send photos or a walkthrough video: it changes the labour plan, not whether we can help.

When should cleaners come in during a construction project?

There are two good moments. A preliminary clean fits during the project: before final painting or finishing, or between construction stages. The final clean fits once construction and finishing work are substantially complete. If trades keep working after the final clean, dust returns and another visit or pass may be needed, and if duct cleaning is planned, it is best done first. Water and electricity need to be on for either visit.

Can you do a preliminary clean now and a final clean later?

Yes. A two-stage plan is two visits: a preliminary reset before the finishing work, then the detailed final clean before handover or move-in. Each visit is scoped and billed by its own approved labour hours. Tell us in the notes of your estimate request that you want both.

Is post-construction cleaning the same as after-renovation cleaning?

The method is the same: dry dust removal first, high to low, floors last. The situation is different. Post-construction usually means a new build, an addition or a rebuild with empty rooms, brand-new surfaces and sometimes a preliminary stage before finishing. After-renovation usually means a lived-in home where dust has settled on furniture, belongings and existing buildup. Both are booked as our After Renovation service.

Do you remove drywall dust?

Yes. Fine drywall and construction dust is the core of the job. We extract it dry first, high to low, from ledges, trim, accessible vents, baseboards and the inside of empty closets, then detail the surfaces and finish the floors last. Window tracks and cabinet interiors are cleaned when they are in your scope. Because the finest dust settles again, Premium adds extra detail passes and a final quality check pass, and repeat passes can be added where the condition requires them.

Do you use HEPA vacuums for construction dust?

We use professional vacuums and dust-capture methods, with HEPA or dust-control equipment where available and appropriate for the job. We confirm the equipment during scoping rather than promising one machine for every site.

Do you remove stickers and protective film from new windows?

Yes, where it can be done safely, as a by-request part of the scope. We check the material and the residue first, use material-safe methods and avoid aggressive scraping. Film, sticker, tape and adhesive removal is detailed manual work, so it is planned in the scope and can add real labour time. We do not guarantee complete removal before we have inspected the surface.

Do you clean inside new cabinets and drawers?

Yes, as a by-request bundle. In a new build they are usually empty, which is the best time to clean the boxes, shelves and drawer runners where drywall dust collects. Cabinet fronts and handles are part of every clean.

Do you clean window tracks after construction?

Yes, when they are in your scope. Window sills and ledges are part of the general dust removal, while interior glass, tracks and detailed frames are planned per window. Tracks are vacuumed dry before any wet detailing, because new tracks collect drywall dust and small debris.

What if the floor protection is still down, or the floors were never protected?

Both are workable. If protection is still down, we can lift, roll or fold it where practical and consolidate it on site as part of a preliminary clean: that is extra labour, but the floor underneath usually needs less restoration. Unprotected floors can hold grit, embedded dust, adhesive, plaster and footprints, so they may need several vacuum and wet passes plus spot detailing. We choose products and tools for the flooring material and use steam only where the surface allows it.

Can you remove paint, plaster, grout or adhesive left by the trades?

Often, but only where it is material-safe. Light residue is part of the detailed clean; heavier paint, plaster, cement, grout, silicone or adhesive residue is scoped separately because it needs slow manual work. We inspect the surface first and will tell you if something cannot be removed without risking a new finish.

Can builders or contractors book you?

Yes. Builders, general contractors and renovation firms can book a preliminary clean, a final clean or both, as can owners. Each project’s scope, access, timing and quality expectations are reviewed before we schedule the team.

How is post-construction cleaning priced?

By approved labour hours, at the same rate as our After Renovation service: $55 per labour hour per cleaner, plus HST. There is no flat project price. Protection still down, material left on site, size, dust level, windows, cabinet interiors, film and residue, floor condition, repeated passes and access all change the labour, and the final amount follows the actual approved time. A two-stage plan is billed visit by visit.

Can I send site photos or a walkthrough video first?

Yes, and we recommend it. Show us the floors and any protection still down, windows and tracks, kitchen, bathrooms, any tape, film or residue, and any material left on site. Send them after you submit your request: email or contact us, and we will tell you the easiest way to send the files.

Do you take on multi-unit or larger construction projects?

They are reviewed individually. Our core work is detailed interior cleaning of houses, townhouses and condos. Multi-unit and larger projects are reviewed for scope, access, timing and staffing before we confirm whether and when we can take them on.

Tell Us the Stage and the Condition

What was built, how many levels and windows, whether protection is still down, what was left on site, and when the keys change hands. We plan the team, the passes and the labour range for a preliminary clean, a final clean or both before anyone arrives.

In either form, choose After Renovation / Post-Construction and note whether you need a preliminary clean, a final clean or both.
